Lakeside Offices County’s 1st Green For-Lease Building

CLEARWATER, FLA. – Hallmark Development of Florida is breaking new ground in Pinellas County – not only because it is developing Clearwater’s first multi-story office building in years, but because it will be the county’s first green, for-lease office building.

The $17 million Lakeside Offices at Park Place also is one of the first office projects in the Tampa Bay region to be registered for certification by the LEED ® (Leadership in Energy and Environmental Design) Green Building Rating System™ for Core and Shell, reports Steve Engelhardt, president of Hallmark Development.

The Class A office building will have 85,000 square feet of space on three floors, and will offer a park-like setting on a three-acre lake at 355 Park Place Blvd., 100 yards north of State Road 60, east of U.S. 19.

On average, green buildings use 40 percent less water, while reducing energy use and carbon-dioxide emissions by 39 percent, according to the U.S. Green Building Council.

Moreover, construction and demolition waste is reduced by 50-75 percent.

The building will feature a cool roof with a reflective roof cap and impact-resistant, low-e glass windows. Designed to keep the building cooler, both also contribute to the building’s category 3 hurricane rating.

LEED is a voluntary national standard for developing high-performance, sustainable buildings.  Hallmark intends to pursue LEED Silver certification, which is awarded after a project is completed.  LEED certification requires construction materials to be recycled, so rather than sending tons of debris to a landfill, it will be set aside for recycling, Engelhardt explains. For instance, recycled concrete can be used in roadbeds.

High-efficiency lighting and cooling, sustainable building materials, low-VOC (volatile organic compound) paints and finishes, as well as water-conservation methods ranging from plumbing fixtures to outdoor landscaping, are among the project’s green-building features.
